Whilst not unexpected, the Club is deeply disappointed by the outcome, having worked hard in recent months to address all of the issues raised by the Council during the planning application process.
Although commenting favourably about many key aspects of the scheme - including its design and landscaping - Planning Officers ultimately remained concerned about its traffic implications, despite the Club's commitment to implement a comprehensive Green Travel Plan and carry out suitable highway improvements.
Club director Paul Kemsley said: "I am sorry that the Council were unwilling to grant planning permission when we have worked closely over many months with their officers to deal with all of the questions they raised.
"We remain committed to developing a new Football Academy and we still think that the Epping Lane site is a very strong candidate.
"We will have to take time out to decide how best to proceed from here, including a possible appeal."
